Are You Exempt From The VA Funding Fee?


Our mission, as always, is to save our clients as much money as possible. This is very important to us, especially when it comes to our veterans. On average we are about $10,000 cheaper on fees than most VA mortgage banks here in Hawaii. In addition, it is our goal to provide the highest quality service at the best price.


Because we work with many different lenders, and our fixed compensation is paid by those lenders, our only motivation is to find you the best rate so you are happy and will refer more veterans. Mortgage banks can charge you higher interest and make more money. We are paid a set amount by the lender and any excess credits go directly to you vs. the mortgage bank's pocket. We see mortgage banks overcharging veterans every day. It is our mission to put that money back into the pocket of veterans.

Funding Fee and VA Disability

  • The VA funding fee is a fee that is charged to the veteran by the VA which helps finance the VA home loan program. This fee can be included in your loan amount, even if you don't have equity in the home.

  • It is important to apply for your VA disability prior to signing your loan closing documents. If you are approved for 10% or more, we can have your funding fee refunded.

  • If you are currently collecting 10% or more in disability benefits from VA, you are exempt from the funding fee.

  • The amount of the funding fee depends on the VA loan type, Regular Military vs. National Guard or Reserves, and First-time or Subsequent use of VA entitlement.

VA Purchase:

New for 2020, the funding fee will no longer be determined by Regular Military, Reserves, or National Guard status.

VA Refinance:

Who is Eligible?

  • Discharged under conditions other than dishonorable

  • Served 90 days active duty during wartime and 181 days in peacetime

  • Reservists/National Guard must serve 6 years unless active duty requirements are met

  • Eligible Surviving Spouse

  • Other Eligible Government Employees


Streamline Refinance

Known as an Interest Rate Reduction Refinance Loan (IRRRL), this benefit allows you to easily refinance a VA loan to reduce your rate and payments.

VA to VA Refinancing Benefits (IRRRL):

  • No Appraisal unless VA Jumbo

  • No Income or Asset verification

  • Closing costs can be rolled into the loan

  • Reduced Funding Fee of 0.5%

Cash-Out Refinance

Refinance any mortgage into a VA loan, and pull equity out of the home for any purpose.
